Our professional Inventory Reports provides a detailed record of both the condition and content of the property in question. Reports are electronically provided within 24 hours and include a large number of full colour digital photographs as well as current meter readings where possible.

Check-in
We will meet the tenant at the property prior to the start of the let and guide them through the inventory report. Any amendments to the inventory will be agreed and the report signed by both the tenant (or their representative) and our Inventory Clerk. The signed Inventory will then be returned to the landlord/agent.

Check-out
At the end of a let, after the tenant has left the property, our Inventory Clerk will inspect the property (in the presence of the tenant or their representative if required) using the original signed Inventory Report. Any areas deemed to be different from the original inventory are noted before photos and meter readings are taken. The findings are then written up and thhe finished report is returned to the landlord/agent within 24 hours. If required the original inventory can then be updated using the Check Out findings and photos.

Interim Inspections
During a tenancy our Inventory Clerk will visit a property on a pre-arranged day and check it is being maintained to a satisfactory standard. They will look for damage to fixtures and fitting as well assess the fabric of the building and grounds  of the property to ensure it is being kept in good order. A report is then compiled and deliverd to the landlord/agent.

Charge - £20

* standard property includes frontage, entrance hall, living room, kitchen, back garden, stairway, first floor landing, up to two bedrooms (one with en-suite) and a bathroom.
